Marco Island, by the water you are on.
Marco is a small island with four kinds of address. The water decides the view, the boat, the walk to the beach and the price. Here is how Laurie explains it to people seeing the island for the first time.

Beachfront
The condominium towers along South Collier Boulevard and the beach end of North Collier stand right on the sand. Most residences face the Gulf, and the beach, the pool and the sunset are downstairs. This is where many second-home buyers start looking.
Beachfront listings
Canal homes
Most of the island's single-family homes sit on canals, with a seawall and a dock out back and the Gulf a boat ride away. Lots on the wider water and the shorter runs to open water carry a premium. Ask Laurie about bridges and boat size before you fall for a house.
Canal listings
Bay and inlet
Condominiums and villas facing the bays and the mangroves. The water is calmer than the beach side, the views are longer, and many buildings have their own docks. Prices here are often a step below the Gulf-front towers for the same size.
Bay listings
Inland streets
Homes and condominiums off the water, usually a few minutes from the beach by bike or golf cart. The same island, the same restaurants and the same sunsets, at the most approachable prices Marco has.
All listingsNot sure which one you are?
Most people are not, until they have stood on a lanai or a dock. Laurie will set up a day of showings across all four.
